Selling land in the GTA

Land buyers evaluate what is known, what needs verification and whether a site fits their objectives. Effective positioning makes those distinctions clear from the outset.

Establish the property’s documented position

Begin with the information you actually have: title and ownership, survey material, existing use, planning documents, access, servicing and any relevant studies. An assumed development opportunity is not the same as an approved use.

Position the land for the right buyer

A vacant lot may attract a different buyer from an agricultural holding or a development site. Marketing should explain the site’s documented characteristics in language relevant to builders, investors or rural buyers, without suggesting unverified approvals.

Pricing discussions consider the property, its constraints, relevant evidence and the seller’s objectives. A recommended asking strategy is not a guarantee of sale price or an appraisal of a future project.

Build a purposeful marketing approach

The approach can include property-specific materials, direct outreach and conversations with relevant buyer groups. The scope is established with the seller, considering confidentiality, the property type and the information available.

Marketing materials should distinguish existing permissions from concepts that would require approval. Reports and drawings should be shared with appropriate context and permissions, not presented as proof of a guaranteed development outcome.

Assess offers beyond the headline price

Conditions, due diligence requirements, deposits, closing terms and the buyer’s proposed structure all affect an offer. A land offer may raise issues that do not arise in a straightforward residential sale.

Prepare for buyer investigation and closing

Buyers may request supporting records and access for assessments. Clear communication about what exists, what is outstanding and what the seller can provide helps the parties work through the transaction.
